Approval based upon the fact that although it is not consistent with the future

land-use maps of the Comprehensive Plan, it is not spot zoning and the use is

compatible with the GC zoning district.
PLANNING DEPARTMENT RECOMMENDATION
Approval based on the fact that the zoning classification is compatible with

the existing zoning to the west, which was rezoned to a GC zoning district in

the fall of 2005.



It should be noted here that the proposed zoning classification does not meet

the Comprehensive Plan and its policy statements. Consideration was also given

to the potential loss of zoned industrial property in this area.

Buffer Requirements
The proposed development shall have a Category C buffer requirement along all

property lines bordered by the LMI zoning district. The 3 options under

Category C are:

1) 20 feet with a certain amount of canopy trees, understory trees, and shrubs

/ ornamental grasses per 100 linear feet

2) 10 feet with a certain amount of shrubs / ornamental grasses per 100 linear

feet and a wood fence or masonry wall

3) 30 feet undisturbed natural buffer.
Attitude of Property Owners
Ten (10) property owners within 300 feet were notified of the rezoning

request. The Planning Division did not receive comments concerning this

rezoning request.
