- The property does not lie within the floodway and floodplain area. The
developer will need an approved drainage plan prior to issuance of a Site
Development permit, if a permit is required.

- Property is served by all city services except sewage. Developer is currently
in discussion with Columbus Water Works about extending the connection to
service the site.

- Average Annual Daily Trips (AADT) will increase by 427 trips if used for
Continuing Care Retirement Community (CCRC) use. The Level of Service (LOS)
will remain at level C.

- Buffer Requirements
- The site shall include a Category C buffer along all property lines bordered by
the RE1 zoning district. The 3 options under Category C are:
1) 20 feet with a certain amount of canopy trees, under story trees, and shrubs
/ ornamental grasses per 100 linear feet.
2) 10 feet with a certain amount of shrubs / ornamental grasses per 100 linear
feet and a wood fence or masonry wall.
3) 30 feet undisturbed natural buffer.
- Attitude of Property Owners
- One Hundred Twenty-Nine (129) property owners within a half mile of the subject
properties were notified of the rezoning request. The Planning Department
received one (1) call opposing the rezoning. Notification distance is normally
300 feet.
- Additional Information
- Sam McQuagg, located at 8880 Veterans Parkway, brought up concerns with how the
detention/retention pond would handle the increased runoff without increasing
the volume of water placed into the creek.
While this development is Inconsistent with the Comprehensive Plan and is
commercial in nature, it will actually have less generated trips compared to a
Single Family Housing development on the same property. Single Family Housing
at a 9.57 Trip Rate vs Continuing Care Retirement Community at a 2.81 Trip
