developer will need an approved drainage plan prior to issuance of a Site

Development permit, if a permit is required.

Traffic Impact
This rezoning request does not anticipate generating a negative impact on the

transportation network. A.M. peak traffic could rise due to the new road

construction on Veterans Parkway.



This site shall meet the codes and regulations of the Columbus Consolidated

Government for commercial usage.



Since this analysis was conducted, Traffic Engineering as field recorded actual

peak time turns to the north and south.

Buffer Requirements
The site shall include a Category C buffer along all property lines bordered by

the SFR1 zoning districts. The 3 options under Category C are:

1) 20 feet with a certain amount of canopy trees, under story trees, and shrubs

/ ornamental grasses per 100 linear feet.

2) 10 feet with a certain amount of shrubs / ornamental grasses per 100 linear

feet and a wood fence or masonry wall.

3) 30 feet of undisturbed natural buffer.
Attitude of Property Owners
Ten (10) property owners within 300 feet of the subject properties were

notified of the rezoning request. The Planning Department received one

comments regarding this rezoning request.
Additional Information
The purpose of this rezoning request is to provide a secondary entrance for the

Crossings to alleviate peak A.M. traffic turning left onto Veterans Parkway.

The new configuration of Veterans Parkway will call for a concrete median and

will require residents of the Crossings to turn right and weave through traffic

to queue in the left turning lane at Veterans Parkway and Old Guard RD/Cooper

Creek RD intersection to turn south on Veterans Parkway.
