area. Furthermore, there are single-family residential lots nort, south, & west
of the subject property that are comparable in size to the propose lot sizes.

- There will not be an adverse impact on the nearby schools as a result of this
rezoning request for the proposed development.
- Buffer Requirements
- The proposed development shall have a Category B buffer requirement along all
property lines bordered by the SFR 1 zoning districts. The 3 options under
Category B are:
1) 15 feet with a certain amount of canopy trees, under story trees, and
shrubs / ornamental grasses per 100 linear feet
2) 10 feet with a certain amount of shrubs / ornamental grasses per 100 linear
feet and a wood fence or masonry wall
3) 20 feet undisturbed natural buffer.
- Attitude of Property Owners
- Thirty-six (36) property owners within 300 feet were notified of the rezoning
request. The Planning Department has received one comment in opposition
pertaining to water run off from this proposed development.
- Additional Information
- The applicant is requesting to rezone the aforementioned properties to SFR4
(Single Family Residential 4). The proposed development will consist of four
lots once platted. Each lot will have a minimum of 50 feet in width and will
exceed the minimum lot size of 6,000 square-foot. The proposed development is
considered an infill development where existing infrastructure can be utilized
to serve the proposed development.
