- The proposed development shall have a Category C buffer requirement along all
property lines bordered by the SFR2 zoning district. The 3 options under
Category C are:
1) 20 feet with a certain amount of canopy trees, understory trees, and shrubs
/ ornamental grasses per 100 linear feet
2) 10 feet with a certain amount of shrubs / ornamental grasses per 100 linear
feet and a wood fence or masonry wall
3) 30 feet undisturbed natural buffer.

- Thirty-eight (38) property owners within 300 feet were notified of the rezoning
request. The Planning Department did not receive any comments concerning the
rezoning request.

- The applicant originally filed to rezone the property to the NC zoning
classification. The request was amended to the GC zoning classification due to
the size of the proposed major use of the property.
Under the NC district, the maximum size of a use is 5,000 square feet. The
major use of the property is proposed for 8,000 square feet. The proposed use
size is prohibited in the NC district.
