Buffer Requirements
The proposed development shall have a Category C buffer requirement along all

property lines bordered by SFR2 zoning district. The 3 options under Category

C are:

1) 20 feet with a certain amount of canopy trees, under story trees, and

shrubs/ ornamental grasses per 100 linear feet.

2) 10 feet with a certain amount of shurbs/ ornamenta grasses per 100 linear

feet and a wood fecnce or masonry wall.

3) 30 feet undisturbed natural buffer.
Attitude of Property Owners
Thirty-five (35) property owners within 300 feet were notified of the rezoning

request. The Planning Department has received one comment concerning this

rezoning request.
Additional Information
The applicant is requesting to amend the conditions on the property. Condition

#3 states that this ?location shall serve as a parking lot only?. The

applicant is requesting to remove this condition in order to construct a

medical office on the property.
