- Twenty-eight (28) property owners within 300 feet of the subject properties
were notified of the rezoning request. The Planning Department received one
(1) letter and five (5) phone calls opposing this application.
- Additional Information
- The applicant is proposing to split the lot and build a new house on the north
end of the lot. This objective couldn?t be accomplished without going through
the rezoning process to change the current zoning.
One rezoning case has been approved in this neighborhood. In 2006, property at
2939 Christine Road was rezoned from SFR2 to SFR3.
Prior to adoption of the UDO in 2005, citizens could request lot size reduction
variances from the Board of Zoning Appeals. Numerous properties along Barbara
Road, Grant Road, Christine Road and Byron Street have been subdivided in to
SFR3 size lots (and some are only 50 feet wide). Lot width reduction variances
were prohibited in the UDO because variances were being used to circumvent the
zoning process.
