Buffer Requirements
The applicant has indicated that a buffer will be placed along property lines

bordered by the Columbus Fall Line Trace. The proposed development shall have a

Category C buffer requirement along all property lines bordered by the LMI

zoning districts. The 3 options under Category C are:

1) 20 feet with a certain amount of canopy trees, understory trees, and shrubs

/ ornamental grasses per 100 linear feet

2) 10 feet with a certain amount of shrubs / ornamental grasses per 100 linear

feet and a wood fence or masonry wall

3) 30 feet undisturbed natural buffer.
Attitude of Property Owners
Eleven (11) property owners within 300 feet were notified of the rezoning

request. The Planning Department has received comments in opposition to the

request.
Additional Information
The applicant has made a request to rezone property from Light Manufacturing

Industrial to General Commercial for development of a retail strip center. The

proposed retail strip center is 5,700 square feet. The commercial units range

in size from 800 square feet to 1,200 square feet in size. The site plan for

the proposed developments indicates parking requirements will be met.
