The properties partially lie within the floodway and floodplain area. The

developer will need an approved drainage plan prior to issuance of a Site

Development permit, if a permit is required.

This rezoning request does not anticipate generating a negative impact on the

transportation network.

Note: South Lumpkin Road currently has a daily traffic count of 5,430 cars per

day at a Level of Service B. There a plans to reconstruct this arterial from a

2 lane road to a 3 lane road. The Level of Service should remain at LOS B after

the reconstruction.

Government for commercial usage.

The site shall include a Category c buffer along all property lines bordered by

the LMI and HMI zoning districts. The 3 options under Category c are:

1) 20 feet with a certain amount of canopy trees, under story trees, and shrubs

/ ornamental grasses per 100 linear feet.

2) 10 feet with a certain amount of shrubs / ornamental grasses per 100 linear

feet and a wood fence or masonry wall.

3) 30 feet undisturbed natural buffer.
Attitude of Property Owners
Four (4) property owners within 300 feet of the subject properties were

notified of the rezoning request. The Planning Department has not received any

comments in regards to this case.
Additional Information
The purpose of this rezoning request is to bring relocate Historic Westville

here to Columbus, GA. The current zoning does not allow for cultural

facilities, therefore rezoning to GC is needed.
