The request is compatible with existing land uses.
School Impact

Buffer Requirements
The site shall include a Category C buffer along all property lines bordered by

the RE1 zoning districts. The 3 options under Category C are:

1) 20 feet with a certain amount of canopy trees, under story trees, and shrubs

/ ornamental grasses per 100 linear feet.

2) 10 feet with a certain amount of shrubs / ornamental grasses per 100 linear

feet and a wood fence or masonry wall.

3) 30 feet undisturbed natural buffer.
Attitude of Property Owners
Eleven (11) property owners within 300 feet of the subject properties were

notified of the rezoning request. The Planning Department received one call

from a concerned citizen. His concerns were about the proposed use and the

driveway and deceleration lane required for this properties.
Additional Information
Two designated areas of these properties were rezoned to GC in 2004. At the

time, the applicant proposed a public street running from east to west into the

property. From that street, parcels would be subdivided and would have direct

access to that new street, not Fortson Road. Many of the developments in this

area were developed in similar fashion.



Since that time, the applicant has used the property as part of his existing

business, Flat Rock Sand & Gravel. He no longer wishes to subdivide the

properties into smaller lots.
