- Buffer Requirements
- The proposed development shall have a Category C buffer requirement along all
property lines bordered by the RMF1 zoning district. The 3 options under
Category C are:
1) 20 feet with a certain amount of canopy trees, understory trees, and shrubs
/ ornamental grasses per 100 linear feet
2) 10 feet with a certain amount of shrubs / ornamental grasses per 100 linear
feet and a wood fence or masonry wall
3) 30 feet undisturbed natural buffer.
- Attitude of Property Owners
- Thirty-nine (39) property owners within 300 feet were notified of the rezoning
request. The Planning Department received one comment opposing the rezoning
request and two inquiries.
- Additional Information
- The rezoning request went before the Planning Advisory Commission on February
4, 2009 and subsequently went before City Council on April 14, 2009. Initially
the applicant requested to rezone the subject property to General Commercial to
permit a parking lot that would serve the adjacent proposed laundry facility.
However, the applicant withdrew the request at that time in response to
opposition from the community. Upon reapplication for the same use and zoning
on the subject property, the applicant has indicated this time the parking will
serve office space on the adjacent property located at 221 26th Street.
