- The request is compatible with existing land-uses.

- No buffer is required since the site has already been built and they are not
planning to expand the existing structures.
- Attitude of Property Owners
- Twenty Three (23) property owners within 300 feet of the subject properties
were notified of the rezoning request. The Planning Department received one
neutral inquiry. The gentleman wanted to know more details about the request
and was concern about the possible impact of the rezoning request. After the
request was
explained, he understood better.
- Additional Information
- The purpose of this rezoning request is to bring the existing structures into
conforming status. Business and professional offices are not allowed on LMI
zoning classification. Building and construction trades office and shop uses
are allowed in GC.
The total area of both buildings is approx. 15,600 SF (+/-7,800 SF in each
bldg.). The property has 57 total paved/lined parking spaces, plus
loading/unloading parking at the rear lower level of each building, plus
unmarked truck parking in the rear fenced lot of each building. Freeman and
Associates (1454) and Northwest Exterminators
are the current tenants (1450).
The applicant established that they are not planning to expand the current
structures or
incorporate any additional offices.
