The future land-use for this area was designated as Neighborhood Commercial in

2003 to accommodate the existing use. The UDO does not permit convenience

stores with gas in an NC zoning district (which corresponds with the

Neighborhood Commercial land use designation). However, the 2003 zoning

ordinance permitted this use as a Neighborhood Commercial land-use therefore

the proposed zoning meets the intent of the Comp Plan update.

The proposed development shall have a Category C buffer requirement along all

property lines bordered by the RE1 zoning district. The 3 options under

Category C are:

1) 20 feet with a certain amount of canopy trees, understory trees, and shrubs

/ ornamental grasses per 100 linear feet

2) 10 feet with a certain amount of shrubs / ornamental grasses per 100 linear

feet and a wood fence or masonry wall

3) 30 feet undisturbed natural buffer.
