Conditional approval based on the fact that it is compatible with existing

land-uses and the commercial expansion of the west side of McBride Drive is

consistent with the depth of the commercial zoning to the east. Setting the

commercial zoning lines equally on both sides of McBride Drive helps to insure

land-use consistency and property value consistency. The recommended condition

is: the property shall be used as a beauty salon only.

Buffer Requirements
The proposed development shall have a Category C buffer requirement along all

property lines bordered by the SFR2 zoning district. The 3 options under

Category C are:

1) 20 feet with a certain amount of canopy trees, understory trees, and shrubs

/ ornamental grasses per 100 linear feet

2) 10 feet with a certain amount of shrubs / ornamental grasses per 100 linear

feet and a wood fence or masonry wall

3) 30 feet undisturbed natural buffer.
Attitude of Property Owners
Twenty two (22) property owners within 300 feet were notified of the rezoning

request. The Planning Department did not receive any comments regarding the

rezoning.
