calls and emails approving the rezoning.
- Additional Information
- This property is listed on the National Register of Historic Places as a
Landmark Property. It is also in the Wereacoba Historic District. The HIST
zoning is appropriate for this location and this use.
Currently the UDO does not specify the maximum amount of commercial space
allowed in a HIST (Historic) live / work unit. When that is the case, we
reference the 2012 International Building Code. Per section 419.1.1, the
maximum size of the live/work unit shall not be greater than 3,000 SF.
Nonresidential areas, or commercial areas, shall not be more than 50% of that
area, resulting in a commercial area size of 1,500 SF for this property.

Per section 4.3.11 of the UDO, florist are required to have one (1) parking
spot per 250 GSF (Gross Square Foot). Six (6) total spots will be required to
satisfy the requirement of 1,500 SF commercial area that will be used at this
