- Buffer Requirements
- The proposed development shall have a Category C buffer requirement along all
property lines bordered by the SFR2 zoning districts. The 3 options under
Category C are:
20 feet with a certain amount of canopy trees, understory trees, and shrubs /
ornamental grasses per 100 linear feet.
10 feet with a certain amount of shrubs / ornamental grasses per 100 linear
feet and a wood fence or masonry wall.
3) 30 feet undisturbed natural buffer.
- Attitude of Property Owners
- Twenty-seven (27) property owners within 300 feet were notified of the rezoning
request. The Planning Department has not received any comments on the
request.
- Additional Information
- The applicant has submitted a letter requesting that the future land use map be
amended to allow Neighborhood Commercial zoning for the aforementioned
property. Staff recognizes the inconsistency of the request in relation to the
future land use map of the Comprehensive Plan. However the requested use for
this property would be compatible with existing neighboring uses and zoning
classifications. If approved the ordinance will reflect the request to amend
the Comprehensive Plan as well as the request to rezone the property.
