- The proposed zoning is compatible with existing land-uses and consistent with
the future land use map of the Comprehensive Plan.
- School Impact
- Elementary age students would attend North Columbus Elementary School (PK-5),
which has 681 students (capacity: 675). Middle School age students would
attend Veterans Memorial Middle School (6-8), which has 693 students (capacity:
650). High school age students would attend Northside High School, which has
1550 students (capacity: 1573).
- Buffer Requirements
- The proposed development shall have a Category C buffer requirement along all
property lines bordered by the GC and RE1 zoning districts. The 3 options under
Category C are:
1) 20 feet with a certain amount of canopy trees, under story trees, and shrubs
/ ornamental grasses per 100 linear feet
2) 10 feet with a certain amount of shrubs / ornamental grasses per 100 linear
feet and a wood fence or masonry wall
3) 30 feet undisturbed natural buffer.
- Attitude of Property Owners
- Eight (8) Property owners within 300 feet will be notified of the rezoning
request. The Planning Department has not received any comments in opposition to
the request.
- Additional Information
- In March of 1999 City Council conditionally approved rezoning of the subject
property from RE1 (Residential Estate 1) to RO (Residential Office)/ GC
(General Commercial). Please reference the attached ordinance #99-15 to review
the previously approved conditions of that rezoning. Condition #8 states ?The
use of the property is limited to those uses shown on the site plan.? (See
Exhibit A for previously approved uses on the site plan).
