A Resolution Authorizing A HARDSHIP VARIANCE REQUEST TO WAIVE THE MINIMUM STREET FRONTAGE REQUIREMENT IN \n \n ORDER TO CONSTRUCT A NONRESIDENTIAL STRUCTURE AT 5417 WHITTLESEY BOULEVARD whereas, the replat of Columbus Park, Lot 19, Block B (5417 Whittlesey Boulevard) has \n \n been submitted for approval by the Planning Director.
whereas, Article Three of the Columbus Unified Development Ordinance Section 7.3.5 (F.2) \n \n requires that all lots front on a minimum 25 feet of dedicated public \n \n right-of-way or upon a right-of-way that has received the legal status of such, \n \n except as provided for within specific zoning districts in Section 7.4.2.

NOW, THEREFORE, THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY RESOLVES AS FOLLOWS:

That the criterion of Section 7.4.2(A), which provides that all lots front on a \n \n minimum 25 feet of dedicated public right-of-way, is hereby waived. All other \n \n Planning conditions for approval of the replat of Columbus Park, Lot 19, and \n \n Block B shall remain in full force and effect. A hardship variance to waive \n \n the street frontage requirement in order to construct a nonresidential \n \n structure on a landlocked lot is granted for the property located at 5417 \n \n Whittlesey Boulevard.
