A Resolution Authorizing a hardship variance to waive the minimum street frontage requirement at 7827 \n \n Layfield Road, thereby relieving landlocked lots at this location. whereas, the replat of ?Replat of Part of Parcel ?B?, Replat of the Watkins \n \n Estate? (7827 Layfield Road) has been submitted for conditional approval by the \n \n Planning Director;
whereas, Article Three of the Columbus Unified Development Ordinance Section 7.3.5 (F.2) \n \n requires that all lots front on a minimum 25 feet of dedicated public \n \n right-of-way or upon a right-of-way that has received the legal status of such, \n \n except as provided for within specific zoning districts in Section 7.4.2; \n \n
WHEREAS, applicant has requested a hardship variance to waive said requirement \n \n pursuant to Article 3, Section 7.4.2 (A) which allows residential developments \n \n to provide an access easement to properly satisfy street frontage requirements \n \n when approved by the City Council on a case-by-case basis; and,
NOW, THEREFORE, THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY
RESOLVES AS FOLLOWS:
That the criterion of Section 7.4.2(A), which provides that all lots front on a \n \n minimum 25 feet of dedicated public right-of-way, is hereby waived. All other \n \n Planning conditions for approval of the replat of ?Replat of Part of Parcel \n \n ?B?, Replat of the Watkins Estate (Part of Land Lots 220 & 223, 10th District) \n \n shall remain in full force and effect. A hardship variance to waive the street \n \n frontage requirement in order to construct residential structures on landlocked \n \n lots (to wit: Parcel B-2) is granted for the property located at 7827 Layfield \n \n Road. \n \n \n \n A hardship variance is granted for the subject property with the following \n \n condition: \n \n \n \n Full disclosure of the fire safety concerns regarding hydrant distances from \n \n Parcel B-2. Said disclosure shall be placed upon any future deed or \n \n subdivision plat of 7827 Layfield Road. Disclosure shall include: \n \n a. Acknowledgement of possible inadequate water supply to property may \n \n significantly impede or prohibit firefighting efforts. \n \n b. Home insurance premiums may be higher due to distance from a fire hydrant.
