A Resolution Authorizing A VARIANCE REQUEST TO WAIVE THE MINIMUM STREET FRONTAGE REQUIREMENT IN ORDER TO \n \n PLAT A LANDLOCKED LOT AT 8502 MCKEE ROAD whereas, the final plat for 8502 McKee Road has been submitted for approval by the \n \n Planning Director; and,
whereas, the applicant requests a variance to allow an access easement to satisfy street \n \n frontage requirements in order to plat a landlocked lot at 8502 McKee Road; and, \n \n
WHEREAS, Article 3, Section 7.3.5(F.2) of the Columbus Unified Development \n \n Ordinance requires that all lots front on a minimum 25 feet of dedicated public \n \n right-of-way or upon a right-of-way that has received the legal status of such, \n \n except as provided for within specific zoning districts in Section 7.4.2; and, \n \n \n \n WHEREAS, Article 4, Section 7.4.2(A) of the Columbus Unified \n \n Development Ordinance states that private streets, reserve strips or access \n \n easements are prohibited except in multi-family and nonresidential developments \n \n or as otherwise approved by the City Council on a case-by-case basis; and, \n \n \n \n WHEREAS, the Planning Department has reviewed the request and finds \n \n that the criteria for approval of a hardship variance has been met, and \n \n recommends approval
NOW, THEREFORE, THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY
RESOLVES AS FOLLOWS:
That the criterion of Article 3, Section 7.3.5(F2), which provides that all \n \n lots front on a minimum 25 feet of dedicated public right-of-way, is hereby \n \n waived at 8502 McKee Road. \n \n That the criterion of Article 4, Section 7.4.2(A), which states that private \n \n streets, reserve strips or access easements are prohibited except in \n \n multi-family and nonresidential developments, is hereby waived for the proposed \n \n landlocked lot at 8502 McKee Road. \n \n A hardship variance is granted for the subject property with the following \n \n condition: \n \n \n \n The new lot shall have dual access to McKee Road. One access shall be the \n \n proposed \n \n easementalong the south property line of 8502 McKee Road. The second access \n \n shall be the \n \n existing easement along the south side of 8588 McKee Road. The dual access \n \n shall serve as an \n \n ingress / egress for the Columbus Fire & EMS Department in the case of an \n \n emergency.
