Subject: (REZN 9-10-5035) Request to amend the text of the Unified Development Ordinance

(UDO) to create a new permitted use and definition: Office, Unclassified. The

amendment will permit offices not classified as Office, Business and

Professional; Office, Medical and Dental; and Offices, Veterinary; or any other

office specifically listed in the UDO, in the RO, CO, GC, LMI, or HMI zoning

districts.



Susan Abercrombie submitted an application for a text amendment regarding

offices. She owns a bail bonding office and wants to relocate from her home to

the former Reaves Wrecking office on 10th Street. The property is currently

zoned LMI (Light Manufacturing / Industrial) and is still used as a salvage

yard. Offices are not permitted in the LMI zoning district thus the request

for a change to the Unified Development Ordinance (UDO). In the previous

zoning ordinance (1998), Offices, Unclassified, were allowed in the former M-1

(now LMI) as a permitted use. By adding the aforementioned category to the

UDO, it will allow office use not categorized in the current ordinance as a

permitted use.

PLANNING ADVISORY COMMISSION RECOMMENDATION
The Planning Advisory Commission (PAC) considered this text amendment at their

meeting on September 15, 2010. The PAC recommended approval as submitted.
PLANNING DEPARTMENT RECOMMENDATION
The Planning Department recommends approval as submitted.
