Subject: Subject: (EXPC-1-13-1002) Special Exception Use request to operate Auto/Truck
sales on less than 2 acres located at 1403, 1411, 1421, 1433 Manchester
Expressway and 4515 Hamilton Road.
On December 31, 2012 Tracy Billings submitted a Special Exception Use
application to allow for the operation of an auto sales dealership on less than
2 acres. The property is located in a GC (General Commercial) zoning
district. The site for the proposed dealership is approximately 1.359 acres.
Auto/Truck sales, new and used, in excess of two (2) acres are allowed in GC
zoning district. In the other hand, Auto/Truck sales, new and used, in excess
of one-half (1/2) acre but less than two (2) acres, shall be located as a
special exception use as provided in Section 3.1.1 of the Unified Development
Ordinance.
Attached is a land use map showing the location of the property along with the
proposed site plan. The Planning Department has included the request on
Council?s March 12th agenda. A staff report will be sent to the Clerk of
Council.
