Subject: Subject: (ZC0508-6) Rezoning request to develop a Planned Unit Development

(PUD) located northwest of the Veterans Parkway-Williams Road intersection



The George C. Woodruff Company is requesting to rezone 257.50 acres of property

at the aforementioned location. The proposed zoning is Planned Unit

Development (PUD) and SFR1 (Single Family Residential 1) (underlying zoning).

The proposed development will comprise of numerous mixed-uses: single family

residential, multi-family residential, live-work units, offices, professional

business, retail, education, greenspace, and recreation.



The applicant has worked with staff on the proposal since 2004. The following

factors were taken into consideration and reviewed as described in the UDO in

Section 2.5.6. (The applicant has met the following criteria):

? General consistency with the purpose and intent of the overlay district as

indicated in Section 2.5.2;

? Overall consistency with the Comprehensive Plan;

? Overall consistency with the UDO;

? Overall consistency with historic district designations, overlay zoning

districts or similar designations;

? Overall compatibility with existing and anticipated surrounding uses;

? Anticipated impacts on community facilities, including water, sewer,

drainage, public schools and roads;

? Anticipated positive and negative economic impacts;

? Anticipated impact on environmental and natural resources;

? Anticipated neighborhood and community impacts; and

? Anticipated screening and buffering to be provided.



The conceptual master plan shall be included as part of the PUD approval

granted by Council. Any deviation from or amendment proposed to an approved

conceptual master plan shall be reviewed as provided in Section 2.5.7.C. Major

Amendments (see attached).
