An Ordinance amending the Zoning Atlas of the Consolidated Government of

Columbus, Georgia; this amendment changes certain boundaries of a district

located at 7350 Blackmon Road from RE1 (Residential Estate 1) Zoning District

to GC (General Commercial) Zoning District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Department is hereby

amended by changing the aforementioned property from RE1 (Residential Estate 1)

Zoning District to GC (General Commercial) Zoning District:



All that tract and parcel of land situate, lying and being in the State of

Georgia, County of Muscogee and City of Columbus, being Part of Land Lots

Numbered Thirty (30) and Thirty-One (31), of the 9th Land District of said

County, Containing 58.53 acres, as shown on that certain map or plat entitled

?Plat of Survey of Parts of Land Lots 30 & 31, Ninth Land District, Columbus,

Muscogee County, Georgia?, dated July 14, 2003, revised July 23, 2003, made by

Timothy W. Simpson, Registered Land Surveyor, and recorded in Plat Book 149,

Folio 61, in the office of the Clerk of the Superior Court of Muscogee County,

Georgia, said 58.53 acre tract of land being more particularly described within

the following metes and bounds, to-wit: COMMENCING at a point where the

northwestern line of Warm Springs Road (50? R.O.W.) intersects the northeastern

line of Blackmon Road, and from said beginning iron running thence north 66

degrees 24 minutes 12 seconds west, along the northeastern right-of-way line of

said Blackmon Road, 517.94 feet to an iron stake; thence running north 23

degrees 35 minutes 48 seconds east, a distance of 300.00 feet to an iron

stake; thence running south 66 degrees 24 minutes 12 seconds east, a distance

of 304.05 feet to an iron stake; thence running north 59 degrees 54 minutes 27

seconds east, a distance of 721.76 feet to an iron stake; thence running north

03 degrees 15 minutes 01 seconds west, a distance of 1060.30 feet to an iron

stake; thence running south 80 degrees 56 minutes 35 seconds west, a distance

of 601.87 feet to an iron stake; thence running south 35 degrees 50 minutes 47

seconds west, a distance of 1519.33 feet to another iron stake; thence running

northwesterly along the northeastern curved line of Blackmon Road (radius of

1,387.94 feet and a chord of north 53 degrees 06 minutes 18 seconds west,

442.25 feet), a distance of 444.14 feet to a calculated point; thence running

south 43 degrees 55 minutes 43 seconds west, along the northeastern

right-of-way line of Blackmon Road, a distance of 448.43 feet to a calculated

point; thence running south 46 degrees 00 minutes 42 seconds west, a distance

of 15.00 feet to a calculated point; thence running north 43 degrees 59 minutes

18 seconds west, along the northeastern right-of-way line of Blackmon Road, a

distance of 925.00 feet to a concrete monument; thence running northwesterly

along the northeastern curved line of Blackmon Road (radius of 925.9 feet),

143.87 feet to a concrete monument; thence running north 28 degrees 10 minutes

52 seconds east, a distance of 100.15 feet to an iron stake; thence running

north 87 degrees 35 minutes 59 seconds east, a distance of 1352.00 feet to an

iron stake in the center line of a branch; thence continuing north 87 degrees

35 minutes 59 seconds east, a distance of 1502.70 feet to an iron stake; thence

running south 03 degrees 15 minutes 01 seconds east, a distance of 1679.67 feet

to an iron stake; thence running south 59 degrees 59 minutes 39 seconds west,

along the northwestern 50? R.O.W. of Warm Springs Road, a distance of 480.00

feet to an iron stake; thence continuing south 59 degrees 59 minutes 39 seconds

west, along the northwestern 50? R.O.W. of Warm Springs Road, a distance of

201.63 feet to the beginning iron of the 58.53 acre tract of land herein

conveyed.

held on the 12th day of January, 2016; introduced a second time at a regular

meeting of said Council held on the day of ____ , 2016 and adopted

at said meeting by the affirmative vote of members of said Council.
