An Ordinance amending the Zoning Atlas of the Consolidated Government of
Columbus, Georgia; this amendment changes certain boundaries of a district
located at 6017, 6219, 6227, and 6251 Buena Vista Road from SFR3 (Single Family
Residential 3) District to RMF2 (Residential Multi Family 2) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department be, and the same is
hereby amended by changing the following described property from SFR3 (Single
Family Residential 3) District to RMF2 (Residential Multi Family 2) District:
Parcel One- 6017 Buena Vista Road - tax parcel number 095-026-007
All that lot, tract or parcel of land situate, lying and being in the State of
Georgia, County of Muscogee and City of Columbus, being known and distinguished
as PART OF LOT SEVEN (7) of the E. L.PERDUE SURVEY, according to a map or plat
of said survey recorded in the Office of the Clerk of the Superior Court of
Muscogee County, Georgia, in Deed Book 81, Folio 392, being more particularly
described as follows: COMMENCING at an iron stake on the North margin of Buena
Vista Road, at the southeast comer of Lot 8 of said E. L. Perdue Survey; thence
North 02 degrees 08 minutes West, and along the East margin of said Lot 8, a
distance of 544.46 feet to an iron stake; thence South 58 degrees 59 minutes
East, a distance of 417.76 feet to an iron stake; thence South 19degrees 31
minutes West, a distance of 351.39 feet to an iron stake located on the North
margin of Buena Vista Road; thence West and along the North margin of said
Buena Vista Road, a distance of221.3 7 feet to the point of beginning. A map or
plat of the above-described property, as prepared by Aldridge, Moon & King,
dated November 30, 1959, is recorded in said Clerk's Office in Plat Book 23,
Page 43.

Georgia, and being known as PART OF LOT SEVEN (7) of the E. L. PERDUE SURVEY, a
map or plat of said Survey being recorded in Deed Book 81, Page 392 in the
Office of the Clerk of the Superior Court of Muscogee County, Georgia; said
Part of Lot 7 being more particularly described as follows: BEGINNING at an
iron stake on the northwesterly margin of Buena Vista Road, said iron stake
being located at the southeast comer of said Lot 7; thence Southwesterly along
the northwesterly margin of Buena Vista Road, 207.70 feet to an iron stake;
thence North 15degrees 00 minutes West 281.03 feet to an iron stake; thence
South 73 degrees 00 minutes West, a distance of 155.0feet to an iron stake;
thence South 19 degrees 31 minutes West, 215.98 feet to an iron stake; thence
South 19 degrees 31 minutes West, 100 feet to an iron stake; thence South 39
degrees 39 minutes East, 20.45 feet to an iron stake located on the
northwesterly margin of Buena Vista Road; thence southwesterly along the
northwesterly margin of Buena Vista Road, 20.0 feet to an iron stake; thence
westerly along the northerly margin of Buena Vista Road, 33.76 feet to an iron
stake; thence North 19 degrees 31 minutes East, 351.39 feet to an iron stake;
thence North 58 degrees 59 minutes West 417.76 feet to an iron stake on the
westerly margin of said Lot 7; thence North 02 degrees08 minutes West, along
the westerly margin of said Lot 7,209.0 feet to an iron stake; thence North 88
degrees 53 minutes East, along the northerly margin of said Lot 7, 794.0 feet
to an iron stake; thence South 01 degrees 511/2 minutes East, along the
easterly margin of said Lot 7, 615.0 feet to an iron stake and the Point of
Beginning. The above described property is also shown on a map or plat entitled
"Part of Lot 7, E. L. PERDUE SURVEY", dated March 16, 1967, revised July 26,
1967 and recorded in Plat Book 42, Page 96, aforesaid records. LESS AND EXCEPT
that portion of the above described property conveyed by Robert W. Miller to
City of Columbus by right of way deed dated August 28, 1996,recorded in Deed
Book 4626, page 190 in the Office of the Clerk of the Superior Court of
Muscogee County, Georgia.

All that tract or parcel of land situate, lying and being in the State of
Georgia, County of Muscogee and City of Columbus and being in the east half of
Land Lot Numbered Forty-five (45) of the 9th District of Muscogee County,
Georgia, and being contained within the following specific boundary lines:
Beginning at an iron stake set at the intersection of the west line of the east
half of said Land Lot 45, and the northerly line of the Columbus-Buena Vista
Highway, and from said beginning iron stake extending north 2 degrees21 minutes
West along the west line of the east half of said Land Lot 45 for a distance of
135 feet to a point; extending thence north easterly along a line parallel with
said Columbus-Buena Vista Highway for a distance of 243 feet to a point;
extending thence southerly for a distance of 135 feet to a point on the
northerly line of said Columbus-Buena Vista Highway; extending thence
southwesterly along the said northerly line of said highway for a distance of
311 feet to the point of beginning. LESS AND EXCEPT that portion of land
conveyed to the Department of Transportation dated May 23, 1997 and recorded in
Deed Book 4694, Page 222 in the Office of the Clerk of Superior Court of
Muscogee County, Georgia. This conveyance is also made subject to all valid and
enforceable zoning ordinance sand restrictive covenants and easements of record
applicable thereto.
Parcel Four - 6227 Buena Vista Road - tax parcel number 115-016-006
All that lot, tract or parcel of land situate, lying and being in the State of
Georgia, County of Muscogee and City of Columbus and being in Land Lot 45 of
the 9th District of Muscogee County, Georgia, as shown upon a map or plat
thereof recorded in Plat Book 45, Page 119 in the Office of the Clerk of the
Superior Court of Musc0gee County, Georgia, and being more particularly
described as follows:
BEGINNING at an iron stake located in the westerly line of the eastern half of
Land Lot 45, at a point 43 feet south 02 degrees 21 minutes east from the
northwest comer of said Land Lot 45; thence running South 63 degrees 30 minutes
east 576 feet to an iron stake on the northerly line of Buena Vista Road;
thence running westerly, along the northerly line of Buena Vista Road, a
distance of 284.70 feet to an iron stake; thence north 32degrees53minuteswest,
a distance of 135feet to an iron stake; thence south 65 degrees27 minutes west,
a distance of 241. 73 feet to an iron stake; thence north 2 degrees 21 minutes
west, a distance of 444.64 feet to the point of beginning.
Parcel Five - 6251 Buena Vista Road - tax parcel number 115-016-007
All that tract or parcel of land situate, lying and being in the State of
Georgia, County of Muscogee and City of Columbus, and being surplus property
now owned by the City of Columbus, known as remnant tract 6251 Buena Vista Road
(approx.20,908 sq. ft.) described as the legal description at Deed Book 4453
Folio 280 LESS AND EXCEPT the present right-of-way of Buena Vista Road and any
and all slope and/or construction and/or maintenance rights and/or easements of
any kind. Said LESS AND EXCEPT is shown as Exhibit "A" attached hereto.
