Subject: (REZN-10-15-2055) Request to amend the text of the Unified Development
Ordinance (UDO) to create a new permitted use, new parking requirements, and a
new definition: Recreational Establishment. The amendment will permit
recreational establishments (crossfit, rock climbing, batting cages, tennis
centers, etc.) to locate in the following zoning classifications: GC (General
Commercial), LMI (Light Manufacturing/Industrial), and MROD (Mill Restoration
Overlay District). These types of facilities typically require warehouse-type
buildings to operate their businesses and best serve their clientele. These
types of structures are occasionally found in the GC zoning classification but
more so in the LMI and MROD zoning classifications. By adding the
aforementioned category to the UDO, it will allow warehouses to serve as a
recreational establishment as a permitted use.

Section 13.1.1
Recreational establishment means any recreational use that requires large, open
space facilities (such as a warehouse). These recreational uses include, but
are not limited to, crossfit, rock climbing, physical training,
baseball/softball facilities, gymnastics, tennis centers, and similar uses.
