An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 4429 3rd Avenue (parcel 010-007-003) from RMF1 (Residential
Multi-family 1) Zoning District to GC (General Commercial) Zoning District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department is hereby
amended by changing the following described property from RMF1 (Residential
Multi-family 1) Zoning District to GC (General Commercial) Zoning District:
Parcel One:
All that tract or parcel of land lying in land lot 88, 8th District, Columbus,
Muscogee County, Georgia being Lots 102, 103 and 104 of the ?Replat of Part of
Block 3, SHARP & HORNE SURVEY OF NORTH HIGHLAND PARK SUB.?, per Plat Book 111,
Folio 1, and more particularly described as follows:
COMMENCING at the intersection of the south line of Manchester Parkway and the
west line of 3rd Avenue, also being the Northeast corner of lot 101 of
aforesaid Plat Book 111, Folio 1; thence along said west line of 3rd Avenue S1?
34?02?W a distance of 49.83? to the northeast corner of said Lot 102, being the
point of beginning of the parcel herein described: thence continue along said
west line of 3rd Avenue S1?34?02?W a distance of 149.96? to the southeast
corner of said Lot 104; thence leaving said west line of 3rd Avenue, N89?
08?11?W a distance of 120.16? to the southwest corner of said Lot 104; thence
N1?39?59?E a distance of 149.66? to the northwest corner of said Lot 102;
thence S89?08?11?E a distance of 120.06? to the northeast corner of said Lot
102, being the point of beginning. Having an area of 17,997 square feet or
0.413 acres, more or less.
