An Ordinance amending the Zoning Atlas of the Consolidated Government of

Columbus, Georgia; this amendment changes certain boundaries of a district

located at 5445 and 5447 Forrest Road from NC (Neighborhood Commercial) Zoning

District to GC (General Commercial) Zoning District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Department be, and the same is

hereby amended by changing the aforementioned property of the following

described property from NC (Neighborhood Commercial) Zoning District to GC

(General Commercial) Zoning District:



All that tract or parcel of land lying and being in Land Lot 10 of the 9th

District, Muscogee County, Georgia, and being more particularly described as

follows:



BEGINNING at a 5/8-inch rebar set at the intersection of the Westerly

right-of-way line of Woodruff Farm Road a.k.a. Floyd Road (100-foot

right-of-way) and the Northerly right-of-way line of Forrest Road (100-foot

right-of-way), said point being the True Point of Beginning; Thence along said

right-of-way of Forrest Road North 58 degrees 34 minutes 31 seconds West, a

distance of 180.10 feet to a 5/8-inch rebar set; Thence North 58 degrees 34

minutes 31 seconds West, a distance of 147.36 feet to a to a 1-inch crimp top

pipe found; Thence departing said right-of-way North 31 degrees 21 minutes 10

seconds East, a distance of 150.02 feet to a to a 1-inch crimp top pipe found;

Thence North 31 degrees 20 minutes 49 seconds East, a distance of 50.04 feet to

a to a 1-inch crimp top pipe found; Thence South 69 degrees 29 minutes 44

seconds East, a distance of 246.89 feet to a to a bolt found located on the

Westerly right-of-way line of Woodruff Farm Road; Thence along said

right-of-way and following along a curve to the left having an arc length of

35.64 feet, with a radius of 1084.36 feet, at a chord bearing of South 16

degrees 05 minutes 42 seconds West, for a chord length of 35.64 feet, to a

SIB-inch rebar set; Thence following along a curve to the left having an arc

length of 83.64 feet, with a radius of 1084.36 feet, at a chord bearing of

South 12 degrees 56 minutes 37 seconds West, for a chord length of 83.62 feet,

to a point; Thence South 11 degrees 04 minutes 53 seconds West, a distance of

142.00 feet to a 5/8-inch rebar set which is the True Point of Beginning.



The above-described property is being rezoned subject to the following

conditions:



1. Allow for an increase in the number of parking spaces from 53 spaces to 63

spaces (change from 1 space per 250 sq. ft. to 1 space per 210 sq. ft.).



2. Reduce the minimum parking lot drive aisle width from 24 feet to 22 feet.



3. Reduce the minimum parking space dimensions from 9? x 20? to 9? x 18?.



4. In order to accommodate the future Forrest Road Widening Project, the

applicant is requesting to reduce the street buffers along the public right of

ways (Forrest Road and Woodruff Farm Road) from five (5) feet to the shortest

distance measured from the back of the parking lot curbing to the

property/Right-of-Way line. The owner will plant the trees and other plantings

along said right-of-ways in said reduced buffers as required by the UDO and

shall be allowed to use as much of the City's right-of-way as necessary to so

comply, provided the total buffer need not exceed five (5) feet in width.

Further, the owner of the property shall be responsible to maintain the

landscaping within any portion of the City's right-of-way used as described

above.



5. Allow for ?curbless?, striped islands adjacent to the building as opposed to

curbed landscaped islands.



6. Reduce the landscape buffer to not to exceed 3 feet along the western and

northern property lines.
