AN ORDINANCE

An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 4425 & 4421 3rd Avenue from RMF1 (Residential Multi-Family 1) zoning
district to GC (General Commercial) zoning district.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department be, and the
same is hereby amended by changing the following described property from RMF1
(Residential Multi-Family 1) zoning district to GC (General Commercial) zoning
district:
All those lots or parcels of land situate, lying and being in the State of
Georgia, County of Muscogee and City of Columbus, and being known and
distinguished as Lots Twelve (12) and Thirteen (13), Block Three (~), Sharp &
Horne Survey of North Highland Park Subdivision, as said lots are shown on a
plat of said subdivision recorded in Deed Book 1, Page 454, in the office of
the Clerk of the Superior Court of Muscogee County, Georgia SAVE AND EXCEPT
that portion of said Lots 12 and 13 previously conveyed by Grantor to Spectrum
Stores, Inc., by deed dated July 13, 1989 recorded in Deed Book 3140, page 253,
in said Clerk's office which said excepted portion of said Lots 12 and 13
consists of the rear thirty feet (westernmost 30 feet) of said Lots 12 and 13,
Block 3, Sharpe & Horne.
The property conveyed hereby consists of the easternmost 120 feet of said Lots
12 and 13 and is more particularly described as follows:
Beginning at a point on the west line of Third Avenue which point is the
northeast comer of said Lot 12 as shown on the said plat recorded in Deed Book
1, page 454 and thence run west along the north line of said Lot 12 (which is
the boundary line between Lot 12 and Lot 11 in said subdivision) for a distance
of 120 feet to a point; thence run south along a line parallel to the west line
of said Lot 12 for a distance of 50 feet to a point on the south boundary line
of said Lot 12; thence run south along a line parallel to the west line of Lot
13 said block and subdivision a distance of 50 feet to a point on the south
boundary line of said Lot 13; thence run east along the south line of said Lot
13 (which is the boundary line between Lot 13 and Lot 14 in said subdivision) a
distance of 120 feet to a point on the west line of Third Avenue which is the
southeast comer of said Lot 13 as shown on the above mentioned plat; thence run
north along the west line of Third A venue a distance of 100 feet to the point
of beginning.

Introduced at a regular meeting of the Council of Columbus, Georgia held on the
10th day of August, 2010; introduced a second time at a regular meeting of said
Council held on the day of _________, 2010 and adopted at said meeting
by the affirmative vote of members of said Council.
