An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 6344 and 6366 Buena Vista Road from NC (Neighborhood Commercial)

District to GC (General Commercial) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the Department

of Community and Economic Development be, and the same is hereby amended by

changing the following described property from NC (Neighborhood Commercial)

District to GC (General Commercial) District:



All those lots, tracts and parcels of land situate, lying and being in Muscogee

County, Georgia, known and designated as Lots 24, 25, and 26 of that

Subdivision of land known as Clements Property Subdivision, as said lots are

shown on a revised map or plat of said Subdivision recorded in Plat Book 3,

Page 241, in the Office of the Clerk of the Superior Court of Muscogee County,

Georgia.

Introduced at a regular meeting of the Council of Columbus, Georgia

held on the 19th day of June, 2007; introduced a second time at a regular

meeting of said Council held on the day of , 2007 and adopted

at said meeting by the affirmative vote of members of said Council.

Environmental Impacts: The property does not lie within a floodway and floodplain area.

Traffic Impact: The proposed project is not expected to have a negative impact on the

transportation network. Please see Traffic Report.

Reasonableness of Request The proposed zoning classification is compatible with

existing land-uses.



School Impact No school impact.



Buffer Requiremnts

The proposed development shall have a Category C buffer requirement along all

property lines bordered by the SFR3 zoning district. The 3 options under

Category C are:

1) 20 feet with a certain amount of canopy trees, understory trees, and shrubs

/ ornamental grasses per 100 linear feet

2) 10 feet with a certain amount of shrubs / ornamental grasses per 100 linear

feet and a wood fence or masonry wall

3) 30 feet undisturbed natural buffer.



Attitude of Property Owners: Thirty (30) property owners within 300 feet were notified

of the rezoning request. The Planning Department received one comment opposing

the rezoning request.
