An Ordinance amending the Zoning Atlas of the Consolidated Government of

Columbus, Georgia; this amendment changes certain boundaries of a district

located at 3705 Weems Road from NC (Neighborhood Commercial) Zoning District to

GC (General Commercial) Zoning District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Department be, and the same is

hereby amended by changing the aforementioned property from NC (Neighborhood

Commercial) Zoning District to GC (General Commercial) Zoning District:



All that tract or parcel of land situate, 1ying and being in the Land Lot 23 of

the 8th Land District of Columbus" Muscogee County, Georgia, and designated as

LOT 2, in PARCEL ?B", as shown upon a map or plat recorded in Plat Book 46,

page 71 in the office of the Clerk of the Superior Court of Muscogee County,

Georgia, and being more particularly described as follows, to-wit:



BEGINNING at the iron stake located at the intersection of the western boundary

of Lot 2 hereby conveyed and the northerly line of Weems Road, and from laid

Point of Beginning running thence North 01 degree 42 minutes West, a distance

of 175 feet along the boundary line dividing Lots 1 and 2 of said Parcel "B",

to an iron stake; running thence North 88 degrees 18 minutes East, a distance

of 100 feet to an iron stake; running thence South 01 degree 42 minutes East a

distance of 175 feet to an Iron stake on the northerly boundary of Weems Road

running thence South 88 degrees 18 minutes West along the northerly boundary of

Weems Road, a distance of 100 feet to the point of beginning.



This conveyance is made subject to all valid and enforceable restrictive

covenants and easements of recording.



The above-described property is being rezoned subject to the following

conditions:



1. Billboards shall not be allowed on this property.



2. Fuel trucks shall not exceed 33 feet in length.



3. The principal use shall be limited to a convenience store with gas

sales only.

Introduced at a regular meeting of the Council of Columbus, Georgia held on the

12th day of November, 2013, introduced a second time at a regular meeting of

said Council held on the ______ day of ________, 2013, and adopted at said

meeting by the affirmative vote of ________ members of said Council.
