Planning Advisory Commission's Recommendation: Approval based on the fact that it is consistent

with the future land use map of the Comprehensive Plan.



Planning Divisions Recommendation: Conditional Approval based on the fact that it is consistent

with the future land use map of the Comprehensive Plan and it is compatible

with existing land-uses. The recommended conditions are: 1) prior to issuance

of any permits, the property owner/developer shall meet appropriate building

setbacks to avoid interference with the proposed widening of Veterans Parkway,

and 2) no curb-cut shall be permitted onto Veterans Parkway prior to completion

of the proposed Veterans Parkway widening project.

transportation network. Please see traffic report.

Reasonableness of Request The proposed zoining classification is consistent with the

future land-use map of the Comprehensive Plan.



School Impact No school impact



Buffer Requiremnts

The proposed development shall have a Category C buffe requirement along all

property lines bordered by the SFR2 zoning district. The 3 options under

Category C are:

1) 20 feet with a certain amount of canopy trees, understory trees, and shrubs/

ornamental grasses per 100 linear feet

2) 10 feet with a certain amount of shrubs/ ornamental grasses per 100 linear

feet and a wood fence or masonry wall

3) 30 feet undisturbed natural buffer.



Attitude of Property Owners: Sixteen (16) property owners within 300 feet were notified

of the rezoning request. The Planning Department did recieve comment regarding

the rezoning request.
