AN ORDINANCE

An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 8239, 8243, 8247, 8251 and 8231 Cooper Creek Road from SFR1 (Single
Family Residential 1) District to GC (General Commercial) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from SFR1 (Single Family
Residential 1) District to GC (General Commercial) District:
All those lots, tracts and parcels of land situate, lying and being in
Columbus, Muscogee County, Georgia, being known and designated as Lots 1, 2, 3,
and 4 as shown on a map or plat named SURVEY OF PROPERTY OF W.G. STOREY, as
said lots are shown upon a map or plat of said Subdivision recorded in Plat
Book 3, page 251, and Lot 1-A of the Revised Replat of Lot 1, Property of Ada
Borders and Aubrey Borders, as said Lot is shown upon a map or plat of said
Subdivision recorded in Plat Book 54, page 110 in the Office of the Clerk of
the Superior Court of Muscogee County, Georgia, to which reference is made for
a more specific location and dimensions of said lots.
Said property is further described as follows:
ALL THAT LOT, TRACT OR PARCEL OF LAND SITUATE, LYING AND BEING IN LAND LOT 269
OF THE 19THLAND DISTRICT OF COLUMBUS, MUSCOGEE COUNTY, GEORGIA, CONSISTING OF
2.5 ACRES AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGIN AT A POINT AT
THE SOUTHEAST INTERSECTION OF VETERAN'S PARKWAY AND COOPER CREEK ROAD, RUNNING
THENCE SOUTH 15 DEGREES 00 MINUTES EAST ALONG THE SOUTH LINE OF COOPER CREEK
ROAD A DISTANCE OF 493.09 FEET TO A POINT; THENCE RUNNING SOUTH 75 DEGREES 00
MINUTES WEST A DISTANCE OF 261.19 FEET TO A POINT; THENCE RUNNING NORTH 02
DEGREES 00 MINUTES WEST A DISTANCE OF 520 FEET MORE OR LESS TO A POINT ON THE
SOUTHEASTERLY LINE OF VETERAN'S PARKWAY, THENCE RUNNING IN A NORTHEASTERLY
DIRECTION ALONG THE VETERAN'S PARKWAY A DISTANCE OF 177 FEET TO THE POINT OF
BEGINNING.
The above-described properties are being rezoned with the following conditions:
1. Prior to issuance of any permits, the property owner/ developer shall meet
appropriate building setbacks to avoid interference with the proposed widening
of Veterans Parkway.
2. No curb-cut shall be permitted onto Veterans Parkway prior to completion of
the proposed Veterans Parkway widening project.
3. A thirty (30) foot undisturbed natural buffer
shall be maintained on the east side of the property subject to rezoning.
