AN ORDINANCE

An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 1211 Rose Hill Street from NC (Neighborhood Commercial) Zoning
District to SFR4 (Single Family Residential 4) Zoning District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department is hereby
amended by changing the aforementioned property from NC (Neighborhood
Commercial) Zoning District to SFR4 (Single Family Residential 4) Zoning
District:
All that lot, tract or parcel of land situate, lying and being in Columbus,
Muscogee County, Georgia, and being known and designated as PART OF LOTS 5 AND
6, BLOCK ?C?, CITYVIEW, on a map or plat thereof prepared by J. Dayton of the
Clerk of Superior Court, Muscogee County, Georgia, being more particularly
described as follows:
Beginning at an iron pin on the northerly line of Rose hill Street, 107 feet
Westerly, as measured along the northerly line of Rose Hill Street and the
westerly line of 13th Avenue; thence running South 87 degrees 4 minutes West,
along the Northerly line of Rose Hill Street, a distance of 42.83 feet to an
iron pin; thence running North 87 degrees 4 minutes East, a distance of 42.92
feet to an iron pin; running thence South 2 degrees 46 minutes East, a distance
of 98 feet to the point of beginning. And being the property upon which is
located dwelling house numbered 1211 Rose Hill Street, according to the present
system of numbering houses in the City of Columbus, Georgia.
Said conveyance is made subject to all zoning ordinances, valid restrictive
covenants and easements of record or in actual existence applicable thereto.
The above-described property is being rezoned with the following variance:
1. Lot width shall not exceed the minimum of 45 feet.

Introduced at a regular meeting of the Council of Columbus, Georgia
held on the 12th day of May, 2015; introduced a second time at a regular
meeting of said Council held on the _______ day of _ , 2015 and
adopted at said meeting by the affirmative vote of members of said
Council.
