Reasonableness of Request The proposed zoning is compatible with existing land uses.



School Impact Elementary age students would attend Waddell(K-5), which has 481

students (capacity:550). Middle School age students would attend Midland Middle

School (6-8), which has 818 students (capacity:875). High school age students

would attend Hardaway High School, which has 1,705 students (capacity: 1,648).



Buffer Requiremnts

The proposed development shall have a Category B buffer requirement along all

property lines bordered by the SFR2 zoning district. The 3 options under

Category B are:

1) 15 feet with a certain amount of canopy trees, understory trees, and shrubs

/ ornamental grasses per 100 linear feet.

2) 10 feet with a certain amount of shrubs / ornamental grasses per 100 linear

feet and a wood fence or masonry wall.

3) 20 feet undisturbed natural buffer.



Attitude of Property Owners: Seventeen (17) property owners within 300 feet were

notified of the rezoning request. The Planning Department has received not

received any inquiries about the rezoning request.
