AN ORDINANCE

An Ordinance amending the Zoning Atlas of the Consolidated Government of

Columbus, Georgia; this amendment changes certain boundaries of a district

located at 2416 Warm Springs Road from RO (Residential Office District w/

Conditions) to RO (Residential Office District w/ amended Conditions).



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Department be, and the same is

hereby amended by changing the following described property from RO

(Residential Office District w/ Conditions) to RO (Residential Office District

w/ amended Conditions):



BEGINNING at a point on the southeastern side of Warm Springs Road 1439.4 feet

northeasterly from the southeast comer of the intersection if of Warm Springs

Road and Hilton Avenue, thence extending northeasterly along the southeast line

of Warm Springs Road a distance of seventy-four (74) feet to an iron pin;

thence extending southeasterly a distance of three hundred fifty-nine and

four-tenths (359.4) feet to an iron pin; thence extending southwesterly a

distance of seventy-six and four-tenths (76.3) feet to an iron pin; thence

extending northwesterly a distance of three hundred fifty-seven and five-tenths

(357.5) feet to the point of beginning.



All that lot, tract or parcel of land situate, lying and being in the State of

Georgia. County of Muscogee, and in Land Lot 48 of the 8th District of said

county, and being known and distinguished as Parcel Numbered Three (3) of the

Hammond and Storey Survey, as said parcel appears on a map or plat of said

Survey recorded in Plat Book 3, page 140 in the Office of the Clerk of the

Superior Court of Muscogee County, Georgia and being more particularly

described as follows:



The above-described property is being rezoned with the following conditions:



1. Drainage structures shall be constructed and maintained by the

developer and property owner as required by the City Engineer.



2. The residential driveway at 2416 Warm Springs Road shall be removed

and access to the proposed parking lot shall be gained from the existing

commercial driveway at 2424B Warm Springs Road.



3. At a minimum, a buffer described in Category C, Option 2, shall be

constructed and maintained by the developer and property owner.



4. All prior conditions in conflict with this ordinance are hereby

repealed.

Introduced at a regular meeting of the Council of Columbus, Georgia held on the

11th day of August, 2009; introduced a second time at a regular meeting of said

Council held on the day of ___________, 2009 and adopted at said

meeting by the affirmative vote of members of said Council.
