An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 5635 and 5653 Billings Road from SFR1 (Single Family Residential 1)
/ SFR3 (Single Family Residential 3) with conditions Zoning District to SFR2
(Single Family Residential 2) Zoning District.

THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department be, and the
same is hereby amended by changing the aforementioned property of the following
described property from SFR1 (Single Family Residential 1) / SFR3 (Single
Family Residential 3) with conditions Zoning District to SFR2 (Single Family
Residential 2) Zoning District:
Parcel One ? 5635 Billings Road ? Tax Parcel Id Number 099-009-011
All that tract or parcel of land situate, lying and being in part of Land Lot
28, 9th District, Muscogee County, Georgia, containing 79,416 s.f., and being
known and designated as LOT 273, as said lot is shown upon a map or plat dated
July 7, 2011, prepared by Hobbs Smith & Assoc., Inc. entitled "REPLAT OF LOTS
26 AND 27, HOLLAND ACRES AND PART OF LAND LOT 28, 9TH DISTRICT, COLUMBUS,
MUSCOGEE COUNTY, GEORGIA" and recorded in Plat Book 163 page 92 in the office
of the Clerk of the Superior Court of Muscogee County, Georgia, to which
reference is hereby made for a more particular description and location of said
lot.

All that certain tract or parcel of land lying in Land Lot 28, 9th Land
District, Columbus, Muscogee County, Georgia, containing 2.19 acres and being
more particularly described as follows:
Starting at the intersection of the South right of way of Billings Crossings
Way and the West right of way of Billings Road, go along the West right of way
of Billings Road, South 04 degrees 58 minutes 00 seconds West 60.87 feet to the
POINT OF BEGINNING; thence along the West right of way of Billings Road, South
04 degrees 10 minutes 32 seconds West 202.25 feet; thence departing said right
of way, South 87 degrees 51 minutes 00 seconds West 463.54 feet; thence North
02 degrees 32 minutes 32 seconds West 201.12 feet; thence North 87 degrees 51
minutes 41 seconds East 487.20 feet to the POINT OF BEGINNING.
The above-described property is being rezoned subject to the following
condition:
1. Allow for a reduction on the lot minimum width from seventy five
(75) feet to sixty (60) feet.
