An Ordinance amending the Zoning Atlas of the Consolidated Government of

Columbus, Georgia; this amendment changes certain boundaries of a district

located at 4187 and 4211 Milgen Road from LMI (Light Manufacturing Industrial)

Zoning District to GC (General Commercial) Zoning District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Department be, and the

same is hereby amended by changing the aforementioned properties from LMI

(Light Manufacturing Industrial) Zoning District to GC (General Commercial)

Zoning District:



All that lot, tract or parcel of land lying and being in Land Lot 14 of

the 6th District of Columbus, Muscogee County, Georgia and being more

particularly described as follows:



To find the true point of beginning Commence at an iron pin located on the

southeasterly line at Milgen Road at ? point 722.82 feet southwesterly, as

measured along the southeasterly line at Milgen Road, from an iron pin located

at the intersection of the southeasterly line of Milgen Road with the

southwesterly line of Rowland Avenue, and from said starting point running

thence north 32 degrees 55 minutes 00 seconds west, traversing Milgen Road, a

distance of 100 feet to an iron pin located on the northwesterly line of Milgen

Road and from said iron pin run thence south 57 degrees 05 minutes 00 seconds

west a distance of

11.81 feet to an iron pin located on the northwesterly line of Milgen Road

which is the TRUE POINT OF BEGINNING of the tract and parcel hereby conveyed;

from said true point of beginning thus established, run thence north 56 degrees

53 minutes 00 seconds west a distance of 27.36 feet to an iron pin; run thence

north 57 degrees 05 minutes 00 seconds east a distance of 22.92 feet to an iron

pin; run thence along the arc of a curve to the right, said curve having a

radius of 1,985.08 feet, an arc distance of 4.44 feet to an iron pin; run

thence north 56 degrees 53 minutes 00 seconds west a distance of 146.60 feet to

an iron pin; run thence north 46 degrees 06 minutes 00 seconds west a distance

of 95.98 feet to an iron pin; run thence south 48 degrees 10 minutes 40 seconds

west 4 distance of 204.10 feet to an iron pin; run thence south 65 degrees 24

minutes 30 seconds east a distance of 101.68 feet to an iron pin; run thence

south 65 degrees 49 minutes 30 seconds east a distance at 160.85 feet to an

iron pin located on the northwesterly line of Mi1gen Road; run thence along

said northwesterly line of Milgen Road north 57 degrees 05 minutes 00 seconds

east a distance of 124.B2 feet to the iron pin which m~rk8 the true point of

beginning; said parcel containing 0.9532 acres and being more particularly

shown as "Parcel '8'" on that certain survey entitled "survey of Part of Land

Lot 14, 8th District, Columbus, Muscogee County, Georgia", prepared by Webb

Engineering' Surveying, Inc. on April 6, 1991 which is recorded in Plat Book

116, Folio 20 in the Office of the Clerk of the Superior Court of Muscogee

County, Georgia.



And



All that tract and parcel of land situate, lying and being in Columbus,

Muscogee County, Georgia, being a 4.583 acre tract located in Land Lot 14 of

the eight Land District of said County and being shown upon a plat recorded in

Plat Book 27, Folio 100 as ?East Portion of Parcel D?, the tract and parcel

hereby conveyed being located within the following metes and bounds:



BEGINNING at an iron pin located on the northwesterly line of the 100 foot

right of way of Milgen Road (designated ?access road? on the aforementioned

plat) at the point where the centerline of a private way known as Grant Road

intersects said northwesterly line of said 100 food right of way of Milgen

Road, and from said point of beginning running thence north 56 degrees 53

minutes west, a distance of 179.49 feet to an iron pin; running thence north 46

degrees 06 minutes west, a distance of 252.18 feet to an iron pin located on

the toe of fill of Southern Railroad right of way, running thence

northeasterly, along toe of fill of said railroad right of way, a distance of

716 feet, more or less, to an iron pin; running thence south 04 degrees 09

minutes east, a distance of 301.40 feet to an iron pin located on the

northwesterly line of said 100 foot right of way of Milgen Road; and running

thence southwesterly, along the curving northwesterly line of said 100 foot

right of way of Milgen Road, a distance of 415.14 feet to the point of

beginning.



The above-described property is being rezoned subject to the following

condition:



1. Billboards shall not be allowed on this property.

held on the 10th day of December, 2013; introduced a second time at a regular

meeting of said Council held on the day of , 2014 and adopted

at said meeting by the affirmative vote of members of said Council.
