An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 4205, 4211, 4217, 4223, 4303, 4311, 4317 and 4325 St. Francis Avenue
from SFR3 (Single Family Residential 3) and RMF1 (Residential Multi-Family 1)
Zoning Districts to RO (Residential-Office) Zoning District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department be, and the
same is hereby amended by changing the aforementioned property of the following
described property from SFR3 (Single Family Residential 3) and RMF1
(Residential Multi-Family 1) Zoning Districts to RO (Residential-Office) Zoning
District:
All that lot, tract or parcel of land lying, situate and located in Land Lot
53, 8th District, Columbus, Muscogee County, Georgia, and being more
particularly described as follows:
To locate the POINT OF BEGINNING, commence at an iron pin which marks the
intersection of the northwesterly right-of-way line of St. Francis Avenue and
the northeasterly right-of-way line of Woodruff Road and thence run in a
northeasterly direction along the northwesterly right-of-way line of St.
Francis Avenue for a distance of 701.42 feet to an iron pin which marks the
POINT OF BEGINNING; from said POINT OF BEGINNING and leaving the northwesterly
right-of-way line of St. Francis Avenue, thence run North 37? 26' 43" West for
a distance of 174.91 feet to an iron pin; thence run along a curve to the left
having a radius of 789.0 feet in a northeasterly direction for an arc distance
of 612.57 feet to an iron pin, said curve being subtended by a chord bearing
North 28? 48' 48" East having a length of 597.50 feet; thence run South 51? 54'
21" East for a distance of 275.95 feet to an iron pin located on the
northwesterly right-of-way line of St. Francis Avenue; thence run South 36? 50'
40" West along the northwesterly right-of-way line of St. Francis Avenue for a
distance of 472.10 feet to an iron pin; thence continue to run along the
northwesterly right-of-way line of St. Francis Avenue in a southwesterly
direction along a curve to the right having a radius of 543.69 feet for an arc
distance of 162.70 feet to the iron pin which marks the POINT OF BEGINNING,
said curve being subtended by a chord bearing South 45? 21' 30" West with a
length of 162.09 feet.
The above-described tract of land is comprised of all of Lots 8, 9, 10, 11, 12,
13, 14 and 15, Block "C", Rosemont Heights Subdivision, as said lots are shown
and described on those certain plats recorded in Plat Book 7, page 35 and Plat
Book 7, page 98, in the Office of the Clerk of the Superior Court of Muscogee
County, Georgia.

held on the 26TH day of July, 2011; introduced a second time at a regular
meeting of said Council held on the day of ____________, 2011
and adopted at said meeting by the affirmative vote of members of said
Council.
