School Impact No school impact.



Buffer Requiremnts

The proposed development shall have a Category C buffer requirement along all

property lines bordered by SFR2 zoning district. The 3 options under Category

C are:

1) 20 feet with a certain amount of canopy trees, under story trees, and

shrubs/ ornamental grasses per 100 linear feet.

2) 10 feet with a certain amount of shurbs/ ornamenta grasses per 100 linear

feet and a wood fecnce or masonry wall.

3) 30 feet undisturbed natural buffer.



Attitude of Property Owners: Thirty-five (35) property owners within 300 feet were

notified of the rezoning request. The Planning Department has received one

comment concerning this rezoning request.



Additional Information: The applicant is requesting to amend the conditions on the property.

Condition #3 states that this ?location shall serve as a parking lot only?.

The applicant is requesting to remove this condition in order to construct a

medical office on the property.
