An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 3714 Willis Rd from SFR2 (Single Family Residential 2) District to

RO (Residential Office) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property SFR2 (Single Family

Residential 2) District to RO (Residential Office) District:



All that lot, tract or parcel of land situate, lying and being in Land Lot 48

of the 8th District, Columbus, Muscogee County, Georgia, and being denominated

as Parcel ?A? on that certain map or plat entitled, ?PARCEL ?A? LOT COMBINATION

SURVEY OF PARTS OF LOT 3 T.S. GRIMES SURVEY?, which map or plat was prepared by

Thomas L. French, Jr.; is dated August 24, 2007, and is duly recorded in the

Office of the Clerk of the Superior Court of Muscogee County, Georgia in Plat

Book 160, Folio 117. Said Parcel ?A?, all as shown on said map or plat, is

more particularly described as follows, to-wit:



COMMENCING at the concrete monument which designates the intersection of the

southern margin of Warm Springs Road with the eastern margin of Willis Road,

all as shown on said map or plat, and thence running from the said concrete

monument and point of intersection, along the eastern margin of Willis Road,

all as shown on said map or plat, South 17 00?00? West, a distance of 44.00

feet to a concrete monument located on the eastern margin of Willis Road, all

as shown on said map or plat; thence running from said latter concrete

monument, along the eastern margin of Willis Road, all as shown on said map or

plat, South 13 06?00? East, a distance of 66.43 feet to a concrete monument

located on the eastern margin of Willis Road, all as shown on said map or plat;

thence running from said latter concrete monument, along the eastern margin of

Willis Road, all as shown on said map or plat, South 59 50?00? West, a distance

of 5.93 feet to a concrete monument located on the eastern margin of Willis

Road, all as shown on said map or plat; thence running from said latter

concrete monument, along the eastern margin of Willis Road, all as shown on

said map or plat, South 14 20?50? east, a distance of 645.16 feet to an iron

stake located on the eastern margin of Willis Road all as shown on such map or

plat, which iron stake is the POINT OF BEGINNING of Parcel ?A? herein

described; thence running from said latter iron stake and POINT OF BEGINNING,

North 79 05?23? East, a distance of 173.71 feet to an iron stake, all as shown

on said map or plat; thence running from said latter iron stake, South 14

01?12? East, a distance of 123.54 feet to an iron stake, all as shown on said

map or plat; thence running from said latter iron stake, South 13 51?40? East,

a distance of 122.57 feet to an iron stake, all as shown on said map or plat;

thence running from said latter iron stake, South 13 53?51? east, a distance of

124.67 feet to an iron stake, all as shown on said map or plat; thence running

from said latter iron stake, South 79 24?37? West, a distance of 171.05 feet to

an iron stake located on the eastern margin of Willis Road, all as shown on

said map or plat; thence running from said latter iron stake, along the eastern

margin of Willis Road, North 14 20?50? West, a distance of 369.98 feet to an

iron stake located on the eastern margin of Willis Road, all as shown on said

map or plat, which iron stake is the POINT OF BEGINNING of parcel ?A? herein

described.



The above-referenced property is being rezoned with the following condition:



The development shall be limited to twenty-four (24) apartment units.
