An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 4001 Willis Road from SFR2 (Single Family Residential 2) Zoning
District to RO (Residential Office) Zoning District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department be, and the
same is hereby amended by changing the aforementioned property of the following
described property from SFR2 (Single Family Residential 2) Zoning District to
RO (Residential Office) Zoning District:
Part of Lot 2, T. S. Grimes Survey, Lying in Land Lot 48, 8th District,
Columbus, Muscogee County, Georgia Commencing at a point located on the
westerly right-of-way line of Willis Road, said point being formed by the
mitered intersection of the southerly right-of-way line of Warm Springs Road
with the westerly right-of-way line of Willis Road, and run thence south 14
degrees 31 minutes 00 seconds east along the westerly right-of-way line of
Willis Road a distance of 323.83 feet to an iron pin at the Point of Beginning;
from said Point of Beginning thence continue along the westerly right-of-way
line of Willis Road South 14 degrees 31 minutes 00 seconds east a distance of
88.99 feet to an iron pin; thence run south 73 degrees 39 minutes 08 seconds
west a distance of 258.73 feet to an iron pin; thence run south 02 degrees 40
minutes 00 seconds east a distance of 100.00 feet to an iron pin; thence run
south 74 degrees 12 minutes 00 seconds west a distance of 13.91 feet to an iron
pin; thence run north 03 degrees 15 minutes 30 seconds west a distance of 99.62
feet to an iron pin; thence run north 03 degrees 09 minutes 00 seconds west a
distance of 88.67 feet to an iron pin; thence run north 73 degrees 05 minutes
00 seconds east a distance of 256.34 feet to the iron pin at the Point of
Beginning. Said parcel containing 0.5655 acres.
The above-described property is being rezoned subject to the following
conditions:
1. The use of the property shall be restricted to a parking lot.
2. Allow for an increase in the number of parking spaces from 120 spaces to 190
spaces (change from 1 space per 250 sq. ft. to 1 space per 158 sq. ft.).
3. Allow for a reduction on the side buffer next to SFR2 and RMF1 zoning
districts from thirty (30) feet undisturbed natural buffer to thirteen point
ninety one (13.91) feet.
4. The proposed parking lot shall be landscaped, screened and buffered in
accordance with Articles 5 and 6 of Chapter 4 of the Unified Development
Ordinance.

Introduced at a regular meeting of the Council of Columbus, Georgia
held on the 14th day of August, 2012; introduced a second time at a regular
meeting of said Council held on the day of ___________, 2012 and adopted at
said meeting by the affirmative vote of members of said Council.
