An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 1347 and 1353 23rd Street from RMF1 (Residential Multi-Family 1)

Zoning District to NC (Neighborhood Commercial) Zoning District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Department be, and the

same is hereby amended by changing the aforementioned property from RMF1

(Residential Multi-Family 1) Zoning District to NC (Neighborhood Commercial)

Zoning District:



All that lot, tract or parcels of land situate, lying and being in Columbus,

Muscogee County, Georgia, and being the East Half of Lot 24 in Block 29 of the

First Addition to East Highlands, as said lot is more particularly described in

that certain warranty from Sasser & Steakley, Inc. to David Barbee and George

Corrodino dated April 3, 1969, and recorded April 18, 1969 in Deed Book 1222,

Page 160 in the Office of the Clerk of the Superior Court of Muscogee County,

Georgia.



And



All that lot, tract or parcels of land situate, lying and being in the City of

Columbus, Muscogee County, Georgia, and being more particularly described as

follows:



BEGINNING at a point on the north side of 23rd Street 600 feet east of the

northeast intersection of 13th Avenue and 23rd Street and running thence east

60 feet along the north side of 23rd Street to a point; thence running north

142.5 feet to a point; thence running west 60 feet to a point; thence running

south 142.5 feet to the point of beginning.



The above-described property is being rezoned subject to the following

conditions:



1. Neon signs shall be prohibited.



2. The property shall be used as a restaurant (general and/or take-out) use or

office use only.



3. The required parking spaces shall be reduced from 25 spaces to 20 spaces.



4. A Type C, Option 2 buffer shall be required for all property lines bordered

by the RMF1 zoning district. Said buffer shall be reduced from 10 feet to 0

feet with no plantings. A wood fence or masonry wall shall be required.

Introduced at a regular meeting of the Council of Columbus, Georgia

held on the 23rd day of July, 2013; introduced a second time at a regular

meeting of said Council held on the day of , 2013 and adopted at

said meeting by the affirmative vote of members of said Council.
