An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 2040 Warm Springs Road from NC (Neighborhood Commercial) Zoning

District to RO (Residential Office) Zoning District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Department be, and the

same is hereby amended by changing the aforementioned property of the following

described property from NC (Neighborhood Commercial) Zoning District to RO

(Residential Office) Zoning District:



All that lot, tract, and parcel of land situate, lying and being in Land Lot 52

of the 8th District, Columbus, Muscogee County, Georgia, lying within the

following metes and bounds:



To find the point of beginning, commence at the iron pin at the intersection of

the north right-of-way of Spring Circle and east right-of-way of Warm Springs

Road (50 foot right-of-way), and run northeasterly along the east right-of-way

of Warm Springs Road, 474.65 feet to an iron pin at the north corner of Block

K, Lonesomehurst Subdivision; continue thence north 53 degrees49 minutes east

along the east right-of-way of Warm Springs Road, 267.12 feet to an iron pin;

continue thence northeasterly and counterclockwise along the curving east

right-of-way of Warm Springs Road (said curve having a radius of 1950.46 feet

and a chord bearing north 51 degrees 34 minutes 32 seconds east, and a chord

distance of 152.51 feet) an are distance of 152.55 feet to an iron pin which

marks the POINT OF BEGINNING;



From the POINT OF BEGINNING, run northeasterly and counterclockwise along the

curving east right-of-way of Warm Springs Road (said curve having a radius of

1950.46 feet and a chord bearing north45 degrees 57 minutes 18 seconds east,

and a chord distance of 230.0 feet) an arc distance of 230.13 feet to an iron

pin; continue thence north 42 degrees 34 minutes 30 seconds east along the east

right-of-way of Warm Springs Road, 30.58 feet to an iron pin; run thence south

47 degrees 30 minutes 30 seconds east 150.0 feet to an iron pin; run thence

north 42 degrees 34 minutes 30 seconds east 150.0 feet to an iron pin; run

thence south 47 degrees 23 minutes 30 seconds east, 112.35 feet to an iron pin;

run thence south 51 degrees 14 minutes west, 46.93 feet to an iron pin; run

thence south 30 degrees 26 minutes east, passing an iron pin at 35.09 feet, a

total distance of 95.19 feet to an iron pin in the centerline of Weracoba

Creek; run thence south 29 degrees 03 minutes west along the centerline of

Weracoba Creek, 107.55 feet to an iron pin; run thence south 19 degrees 18

minutes west along the centerline of Weracoba Creek 122.8 feet to an iron pin;

run thence south 11 degrees 46 minutes west long the centerline of Weracoba

Creek, 67.06 feet to an iron pin; run thence south 16 degrees 44 minutes west

along the centerline of Weracoba Creek, 58.01 feet to an iron pin on the west

right-of-way of the Southern Railroad; run thence south 50 degrees 37 minutes

west along the west right-of-way of the Southern Railroad 37.0 feet to an iron

pin; run thence north 44 degrees 10 minutes 33 seconds west, 488.80 feet to the

iron pin on the east right-of-way of Warm Springs Road which marks the POINT OF

BEGINNING.



The above described property is delineated as "Tract A", 3.254 acres, on the

certain Replat of Lots 1, 2, 3, 4, 5, 6, 7, 8 and 9 & Part of Lots 10, 11, 12,

13, 14, 15, 16, and 17, McDowell Subdivision, Part of Land Lot 52, 86 District,

Columbus, Muscogee County, Georgia prepared by French & Associates dated April

27, 1994, and recorded in Plat Book 125, Folio 66, Muscogee County, Georgia

records.

held on the 22nd day of November, 2011; introduced a second time at a regular

meeting of said Council held on the _________ day of _____________, 2011 and

adopted at said meeting by the affirmative vote of members of said

Council.
