An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 6002 Veterans Parkway (Parcel #189-006-006) from NC (Neighborhood
Commercial) to GC (General Commercial) with conditions Zoning District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department is hereby
amended by changing the aforementioned property from NC (Neighborhood
Commercial) to GC (General Commercial) with conditions Zoning District:
Parcel One:
All that parcel of land lying in land lots 44 and 57 of district 8, Muscogee
County, Georgia, and being more particularly described as follows:
BEGINNING at a 1-inch crimp top pipe found at the northerly end of the curved
mitered intersection of the southeasterly right-of-way line of veterans parkway
(variable right-of-way) and the northerly right-of-way line of Ogletree Street
(50? right-of-way); thence along said southeasterly right-of-way line of
Veterans Parkway and following the arc of a curve to the left a distance of
130.03 feet (said arc being subtended by a radius of 1934.86 feet and a chord
of north 39 19?13? east A distance of 130.01 feet to A 1-inch crimp top pipe
found; thence leaving said right-of-way line and following the division line
between Judy L. Wilkinson (per deed book 9563, page 347, Muscogee County,
Georgia, records) to the southwest and Michael E. Holbrook (per deed book
10095, page 1 and plat book 104, page 54, aforesaid records) to the Northeast,
South 48 26?57? East a distance of 98.87 feet to A 1-inch crimp top pipe found;
thence following the division line between said Judy L. Wilkinson to the West
and John Mann (per deed book 4332, page 311 and plat book 2, page 327,
aforesaid records) to the East, South 00 46?43? West A distance of 93.35 feet
(passing A 1/2 ?inch rebar with cap set inscribed ?LECRAW LSF 1160? at a
distance of 83.35?) to A point on the northerly right-of-way line of Ogletree
Street (50? Right-of-way); thence along said right-of-way line North 89 19?32?
West A distance of 130.00 feet to A ?PK? nail set at the southerly end of the
curved mitered intersection of the southeasterly right-of-way line of Veterans
Parkway (variable right-of-way) and said northerly right-of-way line of
Ogletree Street; thence Along said curved mitered right-of-way line and
following the arc of A curve to the right A distance of 78.15 feet (said arc
being subtended by a radius of 34.07 feet and A chord of North 23 50?34? West A
distance of 62.11 feet back to the POINT OF BEGINNING.
Containing 0.417 Acre or 18,173 square feet and being known as lot 102 (re-plat
of lots 1, 2 & 27) Lester survey dated May 20, 1993, prepared by Moon, Meeks &
Patrick, INC.
The above-described property is being rezoned with the following
conditions:
1. The developer must install a 10? landscape buffer with an 8? wooden fence
along with eastern property line. This will replace the required buffer as
stated in section 4.2.5. The required buffer in section 4.2.5 would be a 5?
landscaped buffer or a masonry wall.
