An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at the southwest corner of Veterans Parkway and Williams Road from SFR1

(Single Family Residential 1) District to GC (General Commercial) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from SFR1 (Single Family

Residential 1) District to GC (General Commercial) District:



All the tract or parcel of land lying and being in Land Lot 40 of the 8th

District of Muscogee County, Georgia, and being more particularly described as

follows:



Beginning at a point marking the northwesternmost point on the mitered

intersection of the northwesterly right-of-way of Veterans Parkway and the

southerly right-of-way of Williams Road; continuing along said mitered

intersection South 14 degrees 30 minutes 52 seconds East, 76.17 feet to a

point; continuing along said mitered intersection South 62 degrees 45 minutes

10 seconds East, 25.32 feet to a point; thence leaving said point and running

along the former right-of-way line of Veterans Parkway 842.92 feet along the

arc of a curve deflecting to the right, having a radius of 2807.79 feet and a

chord bearing and distance of South 35 degrees 38 minutes 47 seconds West,

839.76 feet; thence leaving the aforesaid right-of-way of Veterans Parkway and

running North 59 degrees, 51 minutes 30 seconds West, 128.03 feet; thence

continuing North 59 degrees 51 minutes 30 seconds West, 172.41 feet to a point;

running thence North 11 degrees 17 minutes 28 seconds East, 29.80 feet to a

point; running thence North 02 degrees 39 minutes 27 seconds East, 872.06 feet

to a point on the southerly right-of-way of Williams Road; thence running along

the right-of-way of Williams Road South 71 degrees, 45 minutes, 00 seconds

East, 468.40 feet to a point; continuing along said right-of-way of Williams

Road South 18 degrees 15 minutes 00 seconds West, 55 feet to a point;

continuing along said right-of-way South 70 degrees 06 minutes 51 seconds East,

248.55 feet to a point marking the northwesternmost point on the mitered

intersection of the northwesterly right-of-way of Veterans Parkway and the

southerly right-of-way of Williams Road, and the Point of Beginning; less and

except that certain 11,085 square feet of land conveyed to Columbus, Georgia, a

consolidated city-county government, to expand the right-of-way of Veterans

Parkway, by Deed recorded at Deed Book 4897, Page 188, Records of the Clerk of

Superior Court of Muscogee County, Georgia.



This is the same property described as an 11.380 acre tract, and denominated

"TRACT 1" on a plat dated March 1, 1991, made by Thomas L. French, Jr.,

Registered Land Surveyor, recorded in Plat Book 132, Folio 37 in the Office of

the Clerk of the Superior Court of Muscogee County, Georgia; less and except

the aforesaid land conveyed to Columbus, Georgia, a consolidated city-county

government, to expand the right-of-way of Veterans Parkway.



The above-referenced property is being rezoned with the following condition:



The driveway on Veterans Parkway, closest to the intersection of Veterans

Parkway and Williams Road, shall be right-in, right-out ingress /egress only.

held on the 15th day of July, 2008; introduced a second time at a regular

meeting of said Council held on the _____ day of ________, 2008 and adopted at

said meeting by the affirmative vote of ____ members of said Council.
