AN ORDINANCE

An Ordinance amending the Zoning Atlas of the Consolidated Government of
Columbus, Georgia; this amendment changes certain boundaries of a district
located at 5610 and 5618 Dearborn Avenue from SFR1 (Single Family Residential
1) Zoning District to SFR3 (Single Family Residential 3) Zoning District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department be, and the same is
hereby amended by changing the aforementioned property of the following
described property from SFR1 (Single Family Residential 1) Zoning District to
SFR3 (Single Family Residential 3) Zoning District:
All those lots, tracts, or parcels of land situate, lying and being in Land Lot
28 of the 9th District of Columbus, Muscogee County, Georgia, and being known
and designated as Lots 26 and 27 of Holland Acres, located on Dearborn Avenue,
as the same are more fully set forth on that plat of said Holland Acres, dated
March 22, 1949, as recorded in Plat Book 5, Page 166, in the Office of the
Clerk of the Superior Court of Muscogee County, Georgia, which reference is
made for a more particular location and description of said lots.
The above-described property is rezoned subject to the following
conditions:
1. The developer shall maintain a minimum building setback of 45 feet
from the east edge of the asphalt of Dearborn Avenue or 30 feet from the east
right-of-way line of Dearborn Avenue, whichever is greater.

Introduced at a regular meeting of the Council of Columbus, Georgia held on the
12th day of July, 2011; introduced a second time at a regular meeting of said
Council held on the __ day of ___________, 2011 and adopted at said
meeting by the affirmative vote of members of said Council.
