AN ORDINANCE
NO.
An Ordinance amending the Zoning Atlas of the Consolidated Government of
Columbus, Georgia; this amendment changes certain boundaries of a district
located at 4730 and 4744 Warm Springs Road from SFR1 (Single Family Residential
1) District to GC (General Commercial) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the Department
of Community and Economic Development be, and the same is hereby amended by
changing the following described property from SFR1 (Single Family Residential
1) District to GC (General Commercial) District:
All those lots, tracts and parcels of land situate, lying and being in the
State of Georgia, County of Muscogee, and City of Columbus, and being in Land
Lot 5 of the 8th District of said county, and being known and designated as All
of Lots 11 and 12, as said lots are shown upon a map or plat entitled ANNEX TO
EAST SIDE ACRES, and recorded in Plat Book 1, Page 144, in the Office of the
Clerk of the Superior Court of Muscogee County, to which reference is made for
the particular dimensions of the property herein conveyed.

held on the 8th day of May, 2007; introduced a second time at a regular meeting
of said Council held on the day of _____ , 2007 and adopted at

Buffer Requiremnts
The proposed development shall have a Category C buffer requirement along all
property lines bordered by the SFR1 zoning district. The 3 options under
Category C are:
1) 20 feet with a certain amount of canopy trees, understory trees, and shrubs
/ ornamental grasses per 100 linear feet
2) 10 feet with a certain amount of shrubs / ornamental grasses per 100 linear
feet and a wood fence or masonry wall
3) 30 feet undisturbed natural buffer.
Attitude of Property Owners: Twenty-six (26) property owners within 300 feet were
notified of the rezoning request. The Planning Department did not receive any
comments concerning the rezoning request.
