Planning Advisory Commission's Recommendation: Approval based on the fact that the request is

compatible with existing land uses.



Planning Departments Recommendation: Conditional Approval based on the fact that it is

compatible with existing land uses and has been utilized as retail for several

years. The building to be used as the retail use is a traditional retail store

front.

Fort Benning Road primarily consists of commercial-volume traffic and would not

be

conducive to Single Family Residential (which is the designated Future Land

Use). The recommended conditions are: 1) Smoke and noise disclosure statements

shall be included in closing information on real estate business or leases. 2)

All uses permitted in a NC zoning district identified on Table 3.1.1 of the

Unified Development Ordinance are allowed except all the uses related to

auto/truck.
