An Ordinance amending the Zoning Atlas of the Consolidated Government of

Columbus, Georgia; this amendment changes certain boundaries of a district

located at 1330 Victory Drive from LMI (Light Manufacturing / Industrial)

District to GC (General Commercial) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property LMI (Light Manufacturing /

Industrial) District to GC (General Commercial) District:



All those tracts or parcels of land situate lying and being in the State of

Georgia, County of Muscogee and City of Columbus, more particularly described

as follows:



To find the true point of beginning, commence at an iron pin located at the

intersection of the Northern right-of-way line of Victory Drive with the

western right-of-way line of Jackson Avenue and run thence South 20 degrees 19

minutes 25 seconds West across Victory Drive for a distance of 150.06 feet to

an iron pin located on the southern right-of-way line of Victory Drive; run

thence south 68 Degrees, 02 minutes East along said Southern right-of-way line

of Victory Dive for a distance of 563.96 feet to an iron pin (which iron pin

marks the Northwestern most corner of the access easement described HEREIN

BELOW); run thence South 21 degrees, 58 minutes West for a distance of 25.0

feet to an iron pin which marks the TRUE POINT OF BEGINNING; run thence South

21 degrees, 58 minutes West for a distance of 200 feet to an iron pin; thence

continuing South 21 degrees, 58 minutes West a distance of approximately 145.0

feet to the water line of the Chattahoochee River (said point being the base

flood elevation (228.75 feet) from F.I.R.M.); running thence Easterly along the

water line of the Chattahoochee River for a distance of approximately 255 feet

to a point (said point being located at an elevation of 228.50); run thence

North 21 degrees, 58 minutes East for a distance of approximately 117 feet to

an iron pin; thence continuing North 21 degrees 58 minutes East a distance of

180 feet to an iron pin; run thence in a westerly and counter clockwise

direction along a curve (said curve having a radius of 3719.72 feet) for a

distance of 250 feet to the iron pin which marks the true point of beginning of

the property described herein. Said property is known as #1330 Victory Drive

according to the present system of numbering buildings in Columbus, Ga.



TOGETHER WITH, that certain access easement for ingress and egress to and from

the property, to and from Victory Drive, more particularly described as follows:



Beginning at the ion pin which marks the North westernmost corner of the access

easement, as described above, and run thence South 21 degrees 58 minutes West

for a distance of 25.0 feet to the iron pin which marks the true point of

beginning of the property described above; run thence in an easterly and

clockwise direction along a curve (said curve having a radius of 3719.72 feet)

for a distance of 250.00 feet to an iron pin; run thence North 21 degrees 58

minutes east for a distance of 25.06 feet to an iron pin located on the

southern right-of-way line of Victory Drive; run thence in a westerly and

counter-clockwise direction along the curving southern right-of-way line of

Victory Drive (said curve having a radius of 3744.72 feet) for a distance of

250.00 feet to the iron pin which marks the true point of beginning of this

access easement.



The above-described property is being rezoned with the following condition:



Any site disturbance of the property shall require a detailed landscape plan.

Introduced at a regular meeting of the Council of Columbus, Georgia

held on the 12th day of February, 2008; introduced a second time at a regular

meeting of said Council held on the day of , 2008 and adopted at

said meeting by the affirmative vote of members of said Council.
